Project Management Consulting

We recognize that optimizing your existing team to meet the needs of your business can be challenging. That’s why we start by understanding and assessing your current management processes, and recommend improvements to enhance board structures, ownership, and resident experience.

We use proven strategies to provide you real-time advice on your properties and how to manage them. This includes technical and communication workflows, financial support, and legal and regulatory responsibilities. We’ll help to integrate documentation and data collection into your existing reporting systems, and train staff to maintain those processes.

Rent Stabilization Consulting

MD Squared works closely with all our property owners to ensure compliance with rent stabilization laws. We have extensive experience managing required annual filings and documentation, capital improvement and lease renewals in stabilized units, and day-to-day tenant relations. 

Our property owners are provided with building tenancy analyses, DHCR annual rent registrations, and yearly registration filings. We also assist with the fillings of maximum base rent applications to increase the rents of units subjected to rent control and handle lease renewals with ease.

Leasing

MD2 generally partners with local real estate brokerage firms to lease up vacant apartments. We believe that since local brokers have a large volume of prospective tenants interested in a specific neighborhood, it helps to obtain the best quality tenants paying the best rent. Depending on the market conditions, MD2 will advise owners on concessions to offer and whether the brokerage fee should be collected from the new tenant or paid by the owner.

Application Processing

MD Squared will process all lease applications and work with prospective tenants and real estate brokers to ensure a minimal down-time of apartments.  This service is provided in conjunction with On-Site, an online full-featured leasing platform, which ensures personalized, accurate and timely application submission while maintaining the highest level of quality, compliance and consistency with all documentation.

Tax Certiorari

Every property owner in New York State is entitled to a formal review of their property assessment.  The challenge can be a very long and complex process.   The success of this appeal process is largely dependent on the experience, expertise and staying power of the retained counsel.  MD Squared works closely with reputable tax certiorari firms to obtain a favorable outcome for buildings under management.

Compliance

Compliance with all regulatory filings, permits, certificates, Department of Buildings and Department of Environmental Protection requirements, licenses, etc. is critical to minimize risk of violations and fines.  MD2 has contracted with Empower, an independent technology company that specializes in providing real-time data compiled from every relevant and available agency to ensure all of these matters are addressed in a timely and cost-effective manner.
